495 Business Center
Capital Commercial Investments acquired the 495 Business Center and contracted Conner Design to both revitalize the existing lackluster buildings and also address site issues such as landscaping, parking and storm water drainage. The site, located just south of the intersection of Interstate 495 and Route 133 in Tewksbury, consists of a series of interconnected buildings measuring approximately 750,000 total square feet. The central buildings in this series were partially demolished by a previous ownership during a failed attempt to redevelop the complex. Conner Design salvaged the bones of these existing structures and clad them with a sleek metal panel and ribbon window façade broken strategically by a 2-story curtain wall & tower. The design remains contextual by drawing its color and patterning inspiration from the adjoining buildings while creating a new entrance, establishing a visual hierarchy and generating a vibrant new image for the property. Conner Design also facilitated the planning process, advised the client on crucial project phasing, and collaborated with the building management and engineers to help inform the client about the viability and pros-cons of reusing versus replacing existing components and systems.
